What is Eperion?
Eperion is back-office intelligence for commercial real estate operators. It connects read-only to property management, accounting, lease administration, and investor reporting systems, then surfaces the dollar-level discrepancies hiding in the gaps between them.
Who is Eperion for?
Mid-market commercial real estate operators, typically 8 to 40 properties held across multiple LLCs, running systems like Yardi or AppFolio alongside QuickBooks, lease PDFs, and investor spreadsheets.
Does Eperion replace Yardi, AppFolio, or QuickBooks?
No. Eperion replaces nothing. It reads from the systems you already run and reconciles across them.
How does Eperion handle my data?
All connections are read-only: Eperion can see your systems but cannot change them. Your data stays yours. Beta relationships run under a formal agreement and NDA.
When do operators usually go looking for this?
Three moments, mostly: CAM reconciliation season, when most leases require the true-up statement within 60 to 120 days of year-end; the week before quarterly investor statements go out; and right after a missed escalation or renewal window turns up. If one of those weeks is painful at your firm, that’s the moment to look.
